Some states (NOT ALL) offer reciprocity for real estate licenses in certain other states, BUT that just means that if you have a license in one state that you can use that to qualify for a license in other states that offer that reciprocity.

It could’ve just be my personality, but I always felt a little reluctant to be extra friendly if the other side did not reciprocate.

That creates reciprocity.

Many states have a "reciprocal license" program to simplify the process.

Many of the people that I have invested with, have reciprocated and invested with us.  

It should be common sense that if you respect your tenants, understand the culture and provide a positive and enjoyable experiences, in many cases that is reciprocated.

You want to put your effort in for somebody that is going to be reciprocal. 

It doesn't seem fair that I'm unable to reciprocate on their level.
