We hired a terrible crooked contractor who did an awful job, didn't submit permits, and we need to fix a bunch of structure stuff now after he cut into a load bearing wall.

A single focused mentor would be great, but maybe you hang with one new friend who owns a rental, and one who's flipped a few houses, and get great ideas from a quick chat with a wholesaler at an REI lunch meeting.I have been blown away by reading Never Eat Alone by Keith Ferrazzi, about how to build a network of connections for professional success.  

Backsplash you can do yourself (just make sure it is strait), freshen the wall paint, white ceilings, and install new towel holders, toilet roll holders. 

In my experience, separate stove top and in-wall oven or double oven are extremely desirable in higher end rentals.I would not put a jacuzzi tub in a LTR, but would be fine in STR since it will be cleaned regularly.I don't have any experience with a similar insert, so no opinion there.
