My bigger question is how much to go into the detail regarding cleanliness/ organization?

I don't like the default app in IOS or Android (not enough functionalities) but other pure CRMs are either way too much (I don't need to handle a business activity, just organize my contacts efficiently).

Makes sense, and yeah they have specific ones about smarter grocery shopping, organizing debts and paying off higher interest ones first, hiring a financial planner, etc.

Normally I start by saying I need insurance for a house I'm buying and volunteer early on that it's a duplex with tenants in one unit and the other to be occupied by me as a primary residence.

I also really want to be able to give more Time, Talent and Treasure to organizations that utilize baseball as a vehicle for social impact.I have begun my real estate education with the usual reading of books/posts and listening of podcasts.

I'd be interested in organizing a virtual group to look at deals, discuss structures, talk about funding sources.

Getting one on board without any confirmed work ready to go is hard.I would recommend signing up for HAPCO and DIG, two local Philly organizations where the members often share contractor referrals and recommendations.That being said, it's a tough time to get started because Philadelphia is a hot market so most of the GCs who are knowledgeable/reliable/affordable have steady work lined up already from repeat investors who they've worked with for years.It's still doable to find good contractors out there, so I don't mean to discourage, just know that you will have to go through a lot of ones that are sub par in multiple ways before finding ones you can rely on.
