The sale price may not account for things like hidden title defects and/or liens, chemical contamination in the soils, foundations needing multiple piers sunk into bed rock, hidden damage in the walls from termites, one street over from the "War zone" side of town, etc.

Wondering what others with experience in the Smokies consider "healthy" occupancy rates.I heard on a YouTube video recently that for a market with around 30 day avg. lead time (I think Smokies is about 28), a healthy calendar is booked:7 days: 100%14 Days: 75%30 Days: 50%60 Days: 32%Obviously its not an exact science but curious how others with experience feel about these numbers.

This is in Seattle, which has had a major outbreak.I had asked if they were tested, and if not, indicated they/I would need to have the place sanitized before I have anyone else go into the place.They wrote back saying their health is none of my business, that they have cleaned the house, and even though they weren't tested, they don't have coronavirus.
