This is a great resource when I am on the phone with a prospective renter doing my phone interview.

Do some research to figure out what a good property management company looks like and then interview several before signing up with them.

I figure, if I call, I'm interviewing them to see if they fit my needs and preferences as an investor.  

Lenders always prefer to be in first lien position, meaning, if you don't pay your mortgage, they have your house. escrow uses the total an interview in the new mortgages, pays off your previous mortgage balance, takes out misc fees, and pays you th difference.

Additionally, you won't have to interview a whole bunch of managers, because the manager comes with each one of these investments.
