Hi Everyone,We have just bought out first property in Winter Garden Florida (we are living in it) and we are focused on acquiring more single family homes for rental investment as quickly as possible. We are looking for homes around the 100k mark and doing the usual 20% off the listed price and ideally with no closing costs. We have read a few books, got numerous audio CD's and are ravenous for more info so thought this site would be a great start.Would love to meet up with other investors in the area, especially those with a similar target market.Oh and we are Australian :-)CheersRic and Alyssa

I gave it up, because both property management and vacation rentals requires a license in Florida, and there are high taxes about 12% that you have to pay... although private owners frequently do not follow the rules when renting to friends and family. One day soon, I will winter over in Florida and get it going again.

It's also where the rain forest is, and the bio bay, and a lot of your other major tourist draws - but there aren't a lot of places to stay.

In case you do not mind answering it, when we look at real estate graphs, we see the median price of the homes goes down in winter and is at the peak at the summer in Columbus.
