I've refined and updated my buy box, currently SF detached houses built since year 2000, with 3 bedrooms, 2+ baths, central air, and 2 car garages, in areas with good schools, low crime and economic growth. 

I don't think it's worth trying to sue the county over 6k, it may cost more in legal fees.This was my first flip and it has been a school of hard knocks. 

I can see that.I look at myself when I made my first sale in 1975  I was bagging groceries in high school for 1.35 and hour.my first sale in Real estate i made 600 dollars and calculated that it took less than 8 hours and then did the math and thought wow ... this is what i am going to do for my life and I will never get stuck working by the hour.. 

The best schools and plenty of jobs in Roseville/Rocklin.

Definitely agree with you that one is huge, we've seen clients fresh out of school coming to us wanted to buy multis with  5k to their name.

I actually grew up in Kuttawa, KY and went to high school in Eddyville (class of '93). 

The short version is if you go with the Midwest, figure out which are Class A, B, C and D areas and I recommend picking good neighborhoods (Class A and B) with good schools and go for appreciation.
