Advice on investment property in sacramento area(FOLSOM/ROSEVILLE/ELK GROVE)

Which areas are good for doing investment property in Sacramento region .  Looking for areas where i could build good equity in next 5-10 years .  Since the interest rates are high and rent's wont cover mortgage , i'm ok with paying money every month with hope equity build up and rates going down in future  . Suggestions? Is this a good time or should i wait.

Hey Kafka, I'm a broker / investor / property manager here in Sacramento. We have over 100 investment properties in our portfolio, mostly STR.

Roseville and Rocklin are great areas for long-term stability and growth, but the prices are quite high and the rents are LOW, and they're not friendly in terms of regulations for STR.

My advice would be to look at Sacramento city proper, as well as West Sacramento and Citrus Heights. All of these areas are STR-friendly, which will increase your monthly income significantly, and at least bring you to a break-even point.
