do some odd jobs--plenty of contractors are looking for help...start a lawn care business (extremely popular right now), work for a company that's involved with real estate such as a property manager, title company or hard money company (F-Street is often hiring) or a real estate investment company? 

Also there's a difference between working out of your primary, versus working out of your primary and deeding it into an LLC. 

If your income is needed to support the loan then we would have to qualify the financing under a different program. 

I don't do flips though, so your cost/benefit analysis might be different than mine as a buy/hold investor. 

Just found out about the pros and cons of turnkey investing and what it is, would you personally go for a turn key companie to manage your properties or do you have a more efficient way of taking care of your investment while being out of state.

It is no different than other RE related laws that allowed jurisdictions to do something.  

For all properties, I am thinking of getting one insurance agency help find the landlord insurance company for all properties.

IF the property is different - then maybe the program  being offered is the only one thats  avaiable 

I’ve shopped around with a bunch of different skip tracers and what I’ve landed on for residential is using MLS data (Realist or Remine) or local County data to pull the lists.
