First time buyer loan for my wife?

Hello all, my wife and I have been in our current home for about 15 years. I bought this home prior to our marriage and it’s fully in my name. We are looking to buy a home And keep our current home as a rental property. My wife and I have good credit and she has a decent job making about 80k a year but I am the main bread winner of the family. My question is can she qualify for a first time home buyer in Upsate New York? and if so could I be a co-signer and she would still qualify? Any assistance would be greatly appreciated, thank you
