The idea being to promote studying instead partying (potentially decreasing the damage/complaints on the property), incentivizing the tenant to stay throughout their college career (decreasing turnover/vacancy), and developing some additional motivation for a tenant to choose my property over another similar property.

In some areas the Absentee Owners lists aren't doing as well because so many investors are are mailing to the same owners.Some newer motivated seller lists are catching traction but haven't yet been over-mailed.

Bank of America, Chase, etc. all have it.The candidates can snap it from their phones and text it to me.The pay stubs are sent to me via email, etc.In a lot of cases, I wouldn't need to even pull a credit report because I tell them that they MUST log on to the website where they got it originally and prove to me what was sent to me was not altered.Since I have been doing this for about several years, not one candidate has altered their credit report.
