Best (not cheapest) Method You Use For Leads?

Hey all, somewhat new here even though I've been reading posts on BP for years now. I'm 23 years old and I've been investing for a few years (1st property bought at 19yo) and have a couple small properties now in Illinois and Michigan. I have tested a few methods for finding myself leads- Google Ads, Direct Mail campaigns, Bandit Signs, Driving Around, Craigslist/Marketplace, Zillow, Facebook Ads, Instagram Ads, Buying lists, etc. Basically every possible method that I've thought of. So Far, Google Ads and Direct mail have been the biggest successes for me. I'm wondering if any of you have had similar success with the same methods, or what has been your most successful method of finding leads that has really helped propel your investing?

@Lane Babb Good to hear that you have had success with mailing. What sort of list do you use? In some areas the Absentee Owners lists aren't doing as well because so many investors are are mailing to the same owners.

Some newer motivated seller lists are catching traction but haven't yet been over-mailed. These include Owners with Low Financial Stability Scores (FSS) and Seniors with Long-Time Ownership.
