Mencarowmade a good point about not buying a place he wouldn't want to live in, and that seems to be a fairly good barometer. 

Most of the duplexes and fourplezes in EP look fairly old.

@Chris Clothier  Well Chris I think I am qualified to speak to the 09  refinance model.As I lost about 2 million plus in that time frame and ended up owning over 200 homes from those that could not refi my loans out  LOL.. even in your fair city.

Hey @Allende Hernandez - nice work with cross-checking the tax delinquent status.I've heard this issue come up with a few other people over the past few months (specifically regarding the tax delinquent status not actually being up to date in their system, even though the data was pulled from a fairly recent date), but that's the first I've heard of the actual ownership being that far off... that is a little concerning.I think the accuracy of some counties is somewhat dependent on the county itself (because some counties are very good at providing current data, others are pretty bad).

How is everybody doing I am fairly new to this site and love it so far I have got so much good information.
