AgentPro247...fresh leads?

Hello guys,

I purchased a subscription to Agentpro247 yesterday and before purchasing a list I am putting together I decided to cross check the leads with the county record.

For the county I am targeting AgentPro247 shows they refreshed the records on 4/22/2016..today is 5/12. 

I am looking for tax delinquent properties (Selected Tax - Yes under Distressed) 

Now, for the first 7 leads in the list, I went and looked them up in the county property taxes website and only 2 of them haven't paid their taxes yet. The other 5 have.....and paid them a while ago some even paid them last year. One of the properties is already under a different owner, since way before 4/22. That makes the list looks pretty bad if off the first 7 lads only 2 are accurate.

Also, my list is pulling LOTS of corporate owned properties even though I excluded them in my search.

Is there a logical explanation for this? I've read that this provider is pretty good but what I am seeing is not speaking well unless I am missing something here.

(I am trying ti tag @Seth Williams here but this is not taking it)

@Allende Hernandez - the only other service I know of that can filter based on tax delinquency (in some, but not all areas) is ReboGateway. It may be worth giving them a call to see if they have this info available in your area. They also have some other filtering criteria that can be used to find motivated sellers (probates, divorce, empty nesters, etc) which may be of interest to you.

As for AgentPro247, I don't have any experience with their foreclosure filter - I've never bothered to do my searches that way. Sorry!
