Is This a Good Deal?

I'm a new investor with some cash to play with. I know a guy in my area who wholesales distressed properties to cash investors. He does the rehab and then helps me sell it with seller financing. 

The deal I'm looking at is a 3/1 that is only $25,000. It will need approximately $25,000 in rehab to include electrical, updated bath and kitchen, new light fixtures, new flooring, and finish second bedroom. 

When the rehab is done, he says he can resell it at the fair market value of about $79,000 at 10% interest. He's a real estate agent btw. 

so if it goes like he says, I would be receiving a monthly payment of $800, which includes tax/ins. 

I'm not that familiar with seller finance deals, just wondering what you think. I kinda like investing in cash and not being a landlord....? Thanks.
