I would suggest a newer agent as they have a drive to succeed and will do their best to assist you.

Is it wrong morally to rent to the newest person when the first person could have rented if I had posted the notice and had a police assisted entry.  

On contract I agreed to pay up to $7000 in seller assists with closing.

I've thought about renting individual rooms when I move away, or investing in a duplex with a yard since I have a large dog.I am moving to the area in mid-April and I am very willing to help out with labor or construction in return for assistance.
