Choosing between two qualified tenants

Help please

I have 2 tenants that have applied.  Both have good jobs and good rental history and good credit.  

I have been having trouble showing the property due to my current renters hostile attitude.  I have been talking to one tenant since the beginning of Feb and telling him I want to wait to show the property but I can't due to the hostile renters inside.    I am sure he is very angry about this but I am just too stressed to muscle my way in the house.  I would rather just wait until it clears out.

The property will empty out on Tuesday.  My second person can move in earlier than he can and I prefer to have an earlier move in so I do not lose an additional 2 weeks of rent.  I only started talking to his person last week.  The first applicant has a sense of entitlement because they applied first.  His move in date is April 1 and the second applicant can move in around mid March nearly 2 weeks earlier.    I told him in Feb that the order of the application was not guaranteeing anything.  I told him I will not hold the property and once the lease is signed and money is exchanged is when it is officially rented.

I am really scared to upset this person and choose the second and later applicant.  I was supposed to show the property to him today but he cancelled and my renters refused to reschedule.  Long story short... can I rent to the second applicant.  I am feeling so much guilt because this person seems like they are under so much pressure and have been waiting to see the property for nearly 3 weeks .. I only had one window to show it with the renters.. yes I am aware I could have posted a notice which I did on feb 10th but they threatened me and I decided to back off.  My stress levels are off the charts...  

Is it wrong morally to rent to the newest person when the first person could have rented if I had posted the notice and had a police assisted entry.  Thanks for listening.  My stomach is in knots.  Both people are not a protected minority or a family status.  One is a man and one is a woman of the same race.  one has more income and slightly better credit ... which is the second applicant.  Help...!!!  please chime in.
