Neil not to hijack your thread as I see you have gotten great answersI wanted to make an antidotal comment about us west coast land lords in mid west or upper rust belt cities LIke Detroit.

As for your comment about moving would then cost more due to higher rates, I think it's important to note that the assumption in that situation is that they will put new debt on their next property.

I remember the guy at the paint store pointing out to me latex  paint is easier to clean, but I told him I prefer enamel.During the showing, most people coming through looking would comment what a beautiful paint job it was, the owner taking time to trim base boards with high gloss white.
