@Matthew M.You could go that route, but the BRRRR method is to buy at a discount which usually means requires rehab, which in turn makes it difficult to get the first loan because it won’t appraise or is not habitable.

Regarding #3, you can't change that, humans are creatures of habits.

Using equity to wipe out debt does not get you in the right habits.

You’ll also have to find out if the basement is considered habitable based on your city/county requirements.

Certain books, certain websites, certain habits, certain licenses, certain friends, certain shows?

Really these are mostly safety and habitability issues that you would want right for any tenant.  

I can see you needing a residential policy at first, then a builders risk during the renovation and once the 4 unit is done and the property is officially a mixed use commercial building then you will need a habitational/mixed use commercial policy.
