Just starting out in Grand Rapids, MI

Hello everyone, My name is Taylor Vitale. I just seen Brandon Turner on the iced coffee hour podcast the a couple days ago. Before then I was completely unaware of Bigger Pockets and real estate investing for myself. I've bought a couple of Brandon's books. One for rental investing and the no to low money down investing, as well as the audio book that I have been listening to. I also bought Craig's book for house hacking book with the ultimate package.

After the past couple days of research the best avenue for me would probably be house hacking since I don't have much capital to start with and I have zero experience with real estate investing.

Here is some quick information about what I have to work with. I roughly just over 20k saved up, but my income on paper is not the greatest I can show about $3,000 a month. I do have a good credit score with a paid off lease vehicle, and a well paid credit card over several years. I currently have no debt. Now, I drive a paid off car and keep my credit card at a low to no balance each month. I also have access to use a business building as collateral if need be, or if it is possible. 

What I am working on now is finding a real estate agent to help with funneling deals for the house hack. In my market, as a new person, it looks like buying a duplex might be my best bet for a house hack. However, I am still pretty unaware of what is going on. However, I did find a mortgage broker that I sent my information to and now I'm just waiting to hear back about what I can possibly qualify for. I am worried I won't qualify for much.

I just wanted to put myself out there and introduce myself in this awesome community and see if there is anyone out there that had a couple pointers for someone just starting out. What are somethings you did that helped you start your journey, what are things you wish you didn't do, and what are somethings you wish you knew sooner?
