While you can go cheap by furnishing through facebook market place and the like, it will further limit your guest pool or result in lower rates so $5k is a good starting point.

Also, set up automated BP notifications from the marketplace that signal you whenever properties are posted in your area and find various investor groups to join in your region in addition to BP (facebook etc.).

For my LTR, I am in-between providing a washer and dryer for my tenants and charging an extra $ amount/ month for the use of the equipment and not including them at all (I would sell the washer and dryer on FB marketplace).
