Washer/dryer in a rental
For my LTR, I am in-between providing a washer and dryer for my tenants and charging an extra $ amount/ month for the use of the equipment and not including them at all (I would sell the washer and dryer on FB marketplace).
Any recommendations? Have you as a landlord leased a washer and dryer to a tenant? How much did you charge per month?

@Stephen Bruce, I have 4 SFH that I provide the washer/dryer for each. You can get them cheap from a scratch/dent place if you are worried about the cost of replacement. Washer/dryers should last a while, you should get at least 10 years out of them, if not more. I replaced a washer last year. Scratch/dent was $450. $450 for 10 years works out to $45 a year. Not too concerning.
It isn't a matter of charging the tenant separately for the tenant. It is a matter of you property being more appealing. Additional amenities means that you can charge more for the property. I don't itemize on the lease that there is extra money for washer and dryer. I don't itemize the cost for a pet either. Reason is you can't charge for a service animal. I list my property at my price, label it as pet friendly and call it a day. If the tenant sneaks a pet into the house without telling me, the joke is on them. They want a service animal to get around a pet fee, the rent is the same. The only think I may miss out on is a $300 security deposit.
I do have some tenants that didn't like the basic washer/dryer that I provided and have purchased their own washer/dryer. The storage of my washer/dryer is on them. I don't move them in and out.
I am sure that other people have different models on how they handle it, but this is the way I do it.
