Buying Off Market Strategies

Hey all,

Beginning to pursue off-market deals and wanted to hear some favorite strategies in finding them or tools for the process or just gerneral advice. I have had some success in sending letters and directly calling but wondered if there was better methods to tackle the beast. We are targeting distressed properties, that are non-owner occupied.

@Will Schafer if you're already doing outbound marketing (Direct mail & cold calling) you might want to balance your marketing with some inbound leads (facebook ads, adwords etc). If you have the budget TV ads and radio works well too.
