I awoke to the concept of REI a few months ago, discovered BP for a little over a month, became a pro a couple of weeks ago, have been reading, listening, watching lots of materials here (which by the way are awesome!)

Like attract Like.You cannot attract someone that can help you right away.... but if you prove your motivation and prepare to bring something to the table, then someone like me will be willing to take you under their wings and help each other soar to higher levels.Also, I wanted to mention that when I first started going to some network meetings in hope of finding potential partners, I discovered that there were a lot of wolves looking to eat up the young lambs.In one instance, two people, let's call them Jake and Joe, were supposedly bringing their experience and know how to the table, recruiting people who wanted in on their investments.Years later, I helped the individuals who became part of the ventures of Jake and Joe sue these two in Criminal Court for Fraud.

I discovered the BP podcast about 7 months ago and finally decided to sign up for the BP forum so I can connect with others in my area.

If you think you will go FHA, Conventional, 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

Since some of the others have mentioned how useful it can be to discover one's niche/strategy in real estate, listening to as many of the podcasts as you can muster is a great way to help discover your own.

I looked up the owners on the county website and after 30 min of internet searching I discovered they owned a business on the other end of town.

Talked with a neighbor and discovered that the owner and spouse passed away; Daughter as well.

We discovered that the property needs considerable rehabbing.

As I read more about certain types of real estate investments, I notice that there is a very big component of "solving problems" in real estate.
