Not my first rehab but my first one to document start to finish here on BP. I figured since this was such a huge undertaking for me I should share with everyone. 

Story for this one was that I had noticed this property last year while driving about 10 min south of my house. It was overgrown and looked vacant. I looked up the owners on the county website and after 30 min of internet searching I discovered they owned a business on the other end of town. I called them up and asked them about the house (this was in April). We chatted for a few min and he agreed to show me the house. I went through the house and looked through it optimistically as I could. It needed a lot of work but I figured the price would make it worth it. After a bit of negotiation we agreed on $26,000 for the property. Essentially this was a driving for dollars lead which has become my favorite and most successful. 

We finally closed last week after months of getting things in order on the sellers side.

Was a 2 bed 1 bath, 1,300 sq foot house. I plan to convert this into a 3 bed 1.5 bath with main floor laundry. 

This one gets the full makeover. Well, septic, windows, doors, siding, roof, kitchen bath makeover etc.

Purchase price $26,000

Budget $45,000

Rent value $1,200 

ARV $120,000-130,000 if I was to sell.
