If you're trying to get current information in a county like this, you're gonna have a bad time.In my experience, most counties that are near a major metro area tend to be relatively current, but the more rural they get, the worse the information is (this is a very broad statement, of course - every county is different).

Get that machine running and stay at it.Bandit signs, or the "legal" alternatives of billboards, bus stop signs, car & truck wraps, etc. can all be used in tandem with your direct mail strategy to create a broad awareness of your business.Your ultimate goal in marketing is that the moment someone realizes they have a need (to sell asap), they THINK of YOU (i.e., your "brand", even if that is your name...).

But, on the other end of the spectrum, there were people in those guru coaching programs who are/were making money.But hey, "you live and you learn, and then you get Luvs"...If I would have never done those other things, I would have never learned about the REIA's or BiggerPockets, or at least not as soon.

I've been in business to business sales my entire life, primarily intangible products.When you say "sales" it has such a broad meaning, it could be someone knocking door to door selling something, or someone that negotiates  contracts for many millions of dollars, they are both 'sales'.The biggest thing my background brings is the ability to build relationships, that could be with contractors, real estate agents or tenants.

To me a war zone is broaded up homes, bars over windows, really high crime rates, folks walking around when they should be working and gang related activities.
