Perhaps you can write down the estimated cost of advertising the property once it has been repaired, the repairs that the property currently needs and the cost of each repair and the lender could very well agree to it.

It's very likely they're upside down and can't sell with an agent nor refi.I don't do short sales, so all "leads" that I have gotten from CL and other online advertising were 100% junk.
