How do you show your Rental

Hey Everyone,

Well next thing you know it will be Rental Showing Season.
I am curious about how each of you show your rentals. I check through Bigger Pockets and didn't find that much info on this subject. In particular when meeting "future tenants" at the rental house, how do you proceed? I thought it would also help some of the new landlords out there as well. So please share...
I highlighted the main questions in which i was looking for more information on...

Here is what I do:
Place ad
Phone Screen
I walk them through the house and give them a tour.
Ask them if this is something they would be interested in, as well as get to know them a little better.
How do you deal with your application process?
I have them fill out the application or have them take it home, so i can pick it up the following day.- to inspect their residence.
once tenant is approved:
i collect the fee's in cash i do a background check and credit check and the last leg of screening.
I collect the deposits and whatnot.
Going over the lease do you read each line to them or just go over the main points?
I have them sign each major point of the lease after they have read it, as well as the bottom of each page of the lease.
How long is your lease?
My lease is 8 pages - 1 sided 8.5x11.
