If it seems like a good spot, then I don't see the problem in getting educated, trained, and working with them in the future but at the end of the day its up to you.

Like I previously mentioned, I will take any and all information I can get at this point (especially for free), but your advice to stay grounded and prepared to be enticed into further educational material (and costs) has been heeded.

When the tenant was always in the background w/o issues, I feel free to say so and then others just get 'No Comment' - - and if the caller can't read between the lines, they will learn soon enough.When I call for info, I ask only one question "Would you rent to them again in the future" and that tells me all I need to know.There are businesses and landlords that flat refuse to give references for good reasons, but IMO, that's because staff frequently is less than 'politically correct' in their comments.SO WHY SO NON-COMMITTAL?
