I'd recommend using a designer who specializes in airbnbs for furnishing vs trying to do it yourself.

Going with a well-known condo hotel can help you during a slower economy when people travel less but people who actually travel they can afford going with a nicer condo hotel with an established brand.The fees are higher than regular short-term rental condos, but the good thing is they come mostly furnished, no third-party management, no handling emergencies and most of the time no headache.We can chat about it more in depth from an investment stand point. 

I think there are still opportunities to buy inexpensive properties and spend $30k on furnishings and interior design and make them good renters.

I just closed on a new home in Windsor CA that I will be furnishing and then converting to an STR.

1) Find a city that is STR friendly2) Do not buy in an HOA3) Do not buy an existing STR, there goes a lot of your ROI...4) Use the platforms like VRBO and AIR to search the competition and find exactly which specific areas will produce the highest nightly rates.5) Buy a house that needs a little work, that will have several advantages.6) Furnish it uniquely, make it special and easy to clean.7) Go make money...... :-)

Because this would be my first property, I don't think I'll have enough cash to fully furnish both units for an STR approach, so it's either one unit or just pursue LTR's for both units.

You will have to fully furnish the property and think of every little detail as a STR.
