@Matthew Paul - When I saw your temperatures I was blown away, I had to do a double take and google the location to make sure I read it correctly. 

I also added four fluorescent fixtures (used) from ReStore to my garage at home - about $32 total, including tubes and spare tubes.The ReStore does sometimes have new windows and doors that were overstocks, or a special order that somebody didn't go through with, or things like that. 

If unable to find another deal in the same area I will be looking to deploy capital on adding the ADU.
