If you have been educating yourself by reading, listening to audio and taking courses about real estate for quite some time but haven't started investing, it is probably time to completely stop the education process.When I was getting started, I was unknowingly lying to myself that I need to continue to learn and read more before I make my first purchase.

The property is boarded up completely and in looking at Zillow, city property records, and the city tax assessor records, I've been able to find the owners, of whom one passed away last month.The couple has owned the home for over 20 years and it has not been lived in for at least 3 years, so I imagine/hope they are motivated to sell.

That number has to be 85 or less at my expected market rent before I'll bother with it.The numbers don't lie, don't jump into something with such thin margins, especially if this is your first one.

The only other thing I can think of is to call your county assessor and see if they have an internal record of tax delinquent/defaulted properties.

I have spoken to the town assessor and he has stated that the house with new lot size WILL NOT change in value.
