Problem finding comps

Hi all!

I am new to investing but would really like to get started by wholesaling a home in my area that I recently found during my nightly walks.

The property is in the neighborhood I live in, 2 blocks from my 3-family. The property is boarded up completely and in looking at Zillow, city property records, and the city tax assessor records, I've been able to find the owners, of whom one passed away last month.

The couple has owned the home for over 20 years and it has not been lived in for at least 3 years, so I imagine/hope they are motivated to sell. I recently saw on the city records site that it may be going into probate soon and I would like to move fast to attempt to find out if this can be a great opportunity for me, but as a newbie, I'm not experienced and would need some advice.

In this area, I cannot find comps that are recent (my multi family purchase is the most recent and was in 2017) within a couple miles.

Can anyone offer a solution/suggestion since I can't find recent comps in a 3 mile area?

I am also new, but can relate some of the previous advice. Develop a power team to help you pull the trigger quickly and one of these should be a real estate agent.  Can you call or find a realtor that will help you with comps? also, how about finding data from your local economic development council on the history and the projections of the area;
