That's why I look at the bottom-line number on that spreadsheet -- THAT indicates what your true return was, or will be, after 30 years.And I really think we have to run some numbers at 30% return to see if that is actually realistic.

Frank, I can really appreciate the realistic views you bring because it does help ground my optimistic hopefulness. 

Realistically, I am looking at flipping about 3-4 properties in each state on a monthly basis, with a ROI of about 8-10% on each flip completed within 90-120 days or so.

I realize that this limits my options, but I'm being realistic about my time.I have a small business that takes 40 hours a week for 8 months of the year and 80-100 hours a week for the other 4 months of the year.

I believe both cities are great to live in, but Austin's barrier to entry in the market is much more realistic for someone just starting out.  

I don't have any hard pressed goals in mind because I don't know what is realistic yet.

Have been studying and self-teaching myself RE and forms of REI for the last 7 or so years, and am finally in a place in my career where I can start making a realistic move towards my REI goals.Just wanting to say Hi and maybe hook up with some local REI from NWI/chicagoland area.  

It's just not realistic to expect to sit on your rear-end and collect checks off of other people's work.  

BTW, when there is a "deal" (e.g. 15SP2489 via Shapiro & Ingle over in Fairfield subdivision in Fuquay, $105,121 bid at sale Monday) you'll almost always be playing with types like AH4R who you realistically can't compete against.
