Have the buyers loan office produce a "Pre-Approved Letter' at or slightly higher than the offer price for the property.There is no reason for the other side to know how much money the buyer has.I do this all the time when I'm the buyer agent.Hope this helps.

Preferably web based so that it updates as improvements are made, where I can plug in loans, investments, and any other assets to get projections and schedules to look at different scenarios of investments and debt pay-downs.

There's this RE agency that handles most of the REO business in the area.  They only accept offers via a form on their website.  Other agencies are like this too.  I H-A-T-E filling out the same 30 pieces of crap ever...
