Lima one will give you a commitment for 5 mil if your experienced but its not a line of credit per se .

Going with a giant like Lima or Kiavi can be cumbersome due to the amount of volume that they do - they can be pickier and take longer to get back to people.

Also, I don't know of any local hard money lenders but you should check out Lima One Capital, they are national but only have a $25k minimum which is much lower than most of the national companies.
