Hi John, a few things have happened since this last post.. 

Just last year I purchased two homes in one lot(my first and only deal so far).  

However, cap rates compressed a lot in the last 3-4 years and I think that the pendulum should swing to the other direction in the next 5 years.

@Tony Link Looks like I missed the Amarillo RE Investors meeting last night.

For such a small area having 6 listings currently active is pretty decent. 8 multi units have sold in the last 6 months there so investors ARE picking up properties that need work and successfully turning them around.

First, go the Commercial Appeal Obituaries page and jot down all the names from last week.

Currently closing one unit every 2-3 months, but it's slowed down quite a bit the last few months.

In Orlando, which is close to you, I just checked and there are 777 cash buyers who have bought 2 or more properties in the last 4 months.

I've been inhaling the BP podcasts over the last 9 months or so, I have about 30 more to go before I'm fully caught up.

Unfortunately, the big bank I was dealing with waited until the last minute to give push back, so I would need someone that is quick.
