@Jd Martin  Portlandia is absolutely dead on accurate as to how PDX is.. really .. you would have to come here an experience it for yourself..

Are you trying to gather the possibility of other uses?

I have a HML and can close in 10 days or less (assuming no major issues: i.e. a clear title, accurate escrow instructions, no restrictions on inspection/appraisal, etc).

I will also mention that the information you can get from many sites need to be averaged out and inaccurate with their numbers and should be taken as a rule of thumb and not that accurate.  

It make for interesting family gatherings and Thanksgiving will be an especially tense time if you don't do this right.

I am aware of the mess I am in, I am only seeking to gather information so I can begin to study and understand what I will need to prepare for and to get an idea of what I will be taking on after I am in the right financial and mental position.

A lot of wholesalers also don't understand how to determine ARV and rehab cost accurately.

@Matthew Spaulding more information would be needed to give accurate advice. 

I've gathered how the contract side of things goes down, though I'm a little confused about assigning the contract to somebody else, if I would need a title company or anything like that.

There are some online calculators that are pretty accurate
