RE Investor programs

As a newbie of sorts in the RE investing arena, has anyone out there in BP world had any experience, good or bad, with the Clever Investor "Fast Track Profit" program ? Other programs like Fortune Builders, Freedom Mentor, and the like are fairly expensive. Just curious if Clever Investor has any value for someone getting started in the field. Please advise and "lay it out", good or bad. Also, any suggestions as to best methods to find "motivated/distressed sellers and/or properties", certainly not on the MLS sites. Also, what is a good source for "sold property comps" if you don't belong to the FMLS or MLS sites; haven't been able to access that info on Zillow - just don't want to step into any deep holes unnecessarily starting out. Thanks.
