@Karey @Karey Wright welcome to BP I am relatively new to Southern Florida and looking to invest in Margate since I am now living in Parkland  My experience is in Dayton Ohio and Hampton Bays NY.

I price out some new construction in northern CA (Bay Area) at about $300/sf, but prices down south could be much different. 

Maybe a little Georgetown on the bay Grin.My comments above about 4-plexes are more about the traditional 4-plex built to be a four plex with others near by including parking, laundry, playgrounds etc.  

I'm in the Tampa Bay area, focused on Hillsborough County.

Lots of local resources, our Bay Area crew is pretty friendly and helpful.
