You will want them in agreement with you ASAP (not with the old lease), so if they are month-to-month and you decide you want them living on your premise, be sure to have your own lease drafted and ready to go under agreement - this will convey the message that you are the new landlord.

I got a quick start though by purchasing some rental units in Nampa. 1 duplex with one tenant moving out, 2 SFR that are ready to rent - I bought these off the MLS - they're ok deals cumulative I'm looking at about a .7% but I really wanted to get started and figured I just needed to get in there.
