So a CL ad goes up(actually like 4, which is low)... obvious wholesaler... I start emailing... I get responses from several different people... it was on xome and is now "pending" guy emails me back and goes yeah it is tenant occupied etc... are you ready to buy?  I said I would love to look at it when vacant and ready to go...  I dont understand why wholesalers do this garbage..

He says oh... issue is my investor has the purchase assignment. and for 15k EMD he will assign it to you, and then you can evict or cash for keys... but you cant see the inside..

in California... I am gonna buy a property in some stage of pre or full foreclosure, with the owners still in it...?  what a joke...  I said dude, your guy has an ASSIGNABLE purchase agreement... with the bank...?  he says no, he just bought it on xome and it is in escrow (which means his offer is actually just in review with the bank) but he can assign his xome win... wtf

tell us something we don't know about these FRAUDS AND SCAMMERS. Just had one advertise a pool home in Naples for under 100K. Pics looked decent. Then he proceeds to tell me they are trying to get it under contract but give him all my info and what I am looking for and he will put me on his list. These guys are a waste of time.
