I don't have the liquid capital to purchase something huge right now, but I can probably do something up to 10-12 units.

At the moment I’m starting my way into wholesaling to gain liquidity so I can do my own flips.

What counts is how you underwrote, well they cashflow, and that you have an adequate money supply to weather a sudden storm so you  are not forced to liquidate the asset.

You will also need liquid assets for reserves.  

We have enough liquidity (through HELOC and refinancing) to purchase another multi-family with the price range of ~$1.5M, so approximately a 6-12 door property in my city, depends on the area.

If you tell folks you have 150k liquid as a newbie then you're going to have a bulls-eye on your back.

There you can find wholesalers that control lots of off market inventory or even investors who may be interested in liquidating assets in their current portfolio.

You're doing all the work a flipper does, but taking a small slice of cash flow rather than liquidating that equity position.
