. :-)Unless it is a part supplied by the customer.....so if you show up with a truckload of lights, ceiling fans, toilets and faucets, sure I will install them (as per contract) but if something goes wrong with one of these materials, don't call me....even if my plumber actually did something wrong, don;t call me.Kinda like if you buy a Jeep and install a non-factory lift kit.

The hardest part is when they put a fishula in your arm it now limits your abilty to lift over 10 pounds and removes me from having the abilty to go work hard to support myself.

There are other factors like depreciation limiting your taxable income that affect your IRR, but apples to apples, I would rather own an oil pipeline ETF that has a solid yield of 6.8% and doesn't involve tenants and toilets.
