Hello, new member seeking advice.
Hi everyone. I'm going to do the best I can to be detailed however, I don't mean for it to be a pity post or a why me post. I just feel the more details I provide the better advice I can receive.
I will start by saying i have no family to fall back on or to look for advice.
I bought my first house young at 21 years old with a 15 year mortgage. The house is in upstate NY. Im now 38 and live in FL about 1.5 hours north of tampa an 1 hour qest of ocala in a small town called inglis, the house is now paid off. I house hacked it for the first 7 years till I moved, I then rented it out about 10 years ago.
I've been a hard labor type my whole life, always able to go make a living working hard. 5 years ago I found out I had kidney failure, 2 years ago I officially became disabled. The hardest part hasn't been dialysis or living on a joke of a fixed income. The hardest part is when they put a fishula in your arm it now limits your abilty to lift over 10 pounds and removes me from having the abilty to go work hard to support myself.
I recently found out that after a kidney transplant, the anti rejection meds are 5k a month an insurance does not cover it. So I have removed myself from the list for now.
Before I was so sick I couldn't work anymore I went to my rental unit with the left of my savings to hopefully fix it to maximize my appraisal for a refi.
While at the house I was 2 weeks into fixing the siding from a tree and patching a glass door that was removed before i bought it. I got sick sick. This is when i went to the hospital and started dialysis. I was in the hospital for 3 months before i got out an went home to FL.
Before i left, i left the last of my savings with my tenant, a long term friend (15 years) that rented from me for 5 years. my thought was with the 5 grand , he would have a nicer place to live and i would be able to maximize my appraisal and house hack a mutiunit.
SURPRISE, he did none of the repairs. He then decided he money was worth more then the friendship and used the money as a down payment for his own house.
So when the new tenant moved in , he sent me 50+ photos of a house that looked nothing like I thought I was renting to him.
that was 8 months ago.
Rewind quick ( sorry ) before I was sick I had a credit score of 817. I had about 20k of Credit card credit available. Unfortunately leaving my savings in NY left me living off my card intill my disability started.
Since then , my credit is trashed. 550. I've closed all my cards an am working with a reference company to hopefully start rebuilding my credit.

I really need some type of game plan or mentor. I want to fix the rental house ( maybe a 402 loan) and refi it so I can buy a muti unti to house hack. So I can hopefully make 5k a month to pay for the meds. ( rental income doesn't count against my insurance income so it's really my last hope.)
The house rents for 1000/month right now 500 being the cash flow after insurance/trash and taxes.
The last 8 months of rental cash flow , ill be honest. Ive used it to survive durning this transition. My meds alone were 600 a month out of the 1050$ I get a month. Since then I've changed my meds to the cheapest available, I live in a camper with no kitchen, bathroom or water. I had no choice, it was the only thing i could afford. I dont have the 5k to pay for the closing costs or the appraisal.
I'm truly lost , I would appreciate any type of advice. Everything just feels so impossible I know 5 grand a month through passive income ( rentals ) is a joke amount to the big fish but it would be life changing to me.
