Our options right now are Ocean City, MD where its pretty cold most of the year or Fort Lauderdale/some beach in Florida.Does anyone currently have something similar going on?

She is a great tenant and have had no problems so far.Recently, I was informed that the fridge was working sporadically - then had stopped working all together after 3-4 days from initially noticing the fridge was not getting cold.  

It is a remote possibility; but probably not through a cold call contact.

OR build a list, skip trace, and cold call.

anyway you can create air flow in the basement,, one side in and one side out within a basement window.. this would sure help.. even a fan on the floor could help move the air. self draining dehumidifier is great except they run constantly and is big electric usage.. another thing is to wrap cold water pipes so condensation is kept under control so it doesn't drip.. 

Weather doesn't hurt either considering how long and cold winters are up here. 

I currently have my Real Estate License, am well-versed in excel, and have moderate experience with direct mail, cold-calling, and the South Florida Market.As I stated in the title I am extremely hard working individual looking to fill in the missing pieces of my investing knowledge.

here tile would not be a plus because of the cold. people use wood or carpet but in your area if it is worth the extra cost go for it.
