down payments true or false

Hi all haven't been here for long second time posting, I was just wondering if there any real no money down deals? Every time I look into property just for information on rehabbing or renting out I get the standard "you need at least 20% down to proceed" line, so that raises the question are there any real no money down deals. I here all the time I did this deal with "no money down or out of my pocket".  I am getting back on my feet and looking to get into rehabbing and house flipping not looking to be a retired and wealthy over night just looking to provide a better life for me and my family

Linda D. Is spot on. The low down payment options are intended for owner occupied primary residences. Investor specific loans are 20 to 25% down payment because they inherently have much more risk.
