We primarily manage in FL, where if we break 50% occupancy on the beachside in Sept we are doing great, but those same stats in March would be abysmal.

I'd deal with each problem behavior in writing, ie. " Dear problem tenant, my contractors informed me that on Monday, March xx, you did the following per the terms of your lease you are required to ... " Dear problem tenant, the apartment was rented "as is" we no immediate plans to repaint, make aesthetic repairs to the foundation, etc...

They are on a rental assistance program that initially covered 100% of their rent but as of March 2023, they became responsible for 25%.

Most of this is from raising rents, but we also have refinanced a few properties back in March to lock in these historically low interest rates for 30 years, which reduced our monthly expenses and raised our DSCR since we took no cash out.Hope this helps.Ken :)
