Guidance evicting tenant on home assistance program

Al Dors
Posted

Hello,

I inherited a difficult tenant when purchasing a property last year. They are on a rental assistance program that initially covered 100% of their rent but as of March 2023, they became responsible for 25%. They did not pay their portion for three months before sending it to me in bulk and has been consistently late in sending her portion since. She is currently still behind for June (it is June 20th). In addition to not paying her rent, her carelessness has caused needless damage and repairs to the property and her trash has led to multiple fines. And recently, I learned she's made verbal threats to the tenants in the other units over various disagreements. Fortunately, the other tenant recorded these verbal assaults and plans to send them to me.

What are the steps for evicting a tenant like this? And being that it's New York State and she's on multiple assistance programs, what things should I be aware of to avoid any unnecessary or preventable obstacles? I've already tried talking to her multiple times over the past couple months to no avail. I've also installed cameras around the property but that's done little to remedy the situation. Unfortunately, I see no other option than to evict her.

Also, does anyone know any good lawyers in the area (assuming that I'll need one).

Thank you
