I would consider living in one of the units as this will save you loads of money in rent you can use towards the property if need be.

Electrical stuff is harder to determine without seeing inside of walls but you can take a peek at the electrical panel to see if it's dated and the load (if you know how)... a pic would work to share with your electrician.The rest is pretty visual and more cosmetic, bathrooms and kitchens are always the most important.

Now you are doing high risk for a lender on a small asset in a typically weaksuburban to rural location that if a default occurs the lender has not clue what to do with the property.Retirement accounts are typically protected funds and hard to go after even with a personal guaranty so not as much weight is put on them for liquid and net worth.

This gave us a nice opportunity to run the new plumbing ground work, install a backflow regulator on our sewer line (nice to have on a 1915 house), and move the front and back sump pumps into a better position-Framed and finished the basement into the Airbnb unit-Dug the backyard down and installed a retaining wall at parking pad as well as a small deck and set of stairs off the rear entrance to the house that leads down to the parking pad-Opened up the main floor and removed a few non load-bearing walls.

My options are to sell and weight for a downturn, refi and lose cash flow and my interest rate but again have cash for next property, or do nothing.
